Each application must be filled out in its entirety and all disclosure forms signed by all persons who will be residing in the property.
An application alone will not reserve an apartment.
A copy of the front and back of your license must be uploaded under "Upload File Attachments" with the application in order to process your rental application.
Applications will not be processed until every applicant has filled out, e-signed, and paid for their application.
There is a fee of $45.00 per applicant. The application is not complete or submitted until this fee is paid.
Application fees are NON-REFUNDABLE even if you are denied tenancy.
Closing the application or browser will lose this application and you will have to start over. Data is not accessible for your security.
A valid social security number is required for each applicant.
We need current employer information (company name, supervisor's name, phone number, and email address) Agreeing to sign an Automated Income Verification, applicants will receive an email with a link to verify their income. If you are in the military, please submit a current Leave and Earnings Statement (LES).
We will need to make sure you have your current and/or former landlord’s name, phone number, and email address and agree to sign and forward back a Rental History Verification Form.

All applicants must have a favorable payment history and a credit score higher than 600 or better is required.
Must be verifiable, monthly income of not less than 3 times (gross income) of the rent per month (when utilities are included in rent), and 4 times when utilities are not included. _ ---Cosigners' income must be 5 to 6 times the rent (combined gross monthly cosigner income).
The applicant has stable, verifiable employment.
Income may be verified with Automated Income Verification or the first page of the tax return.
1. Your credit history, criminal background, and employment verification along with your landlord references will be evaluated in qualifying you for a lease agreement.

Application, including each prospective occupant along with co-signer, is subject to approval and acceptance by management.
The guarantor/Co-signer MUST be located in Richmond, Virginia, and is considered within circumstances and will need to complete a separate application and submit an application fee.
Your are not guarantee approval if you have a co-signer.
The landlord reserves the right to decline any application for the Applicant’s delay in providing the manager with information and/or documentation needed to verify the Application.
A Security Deposit is equal to one month's rent and must be paid in full within 24hrs to reserve the apartment; otherwise, you risk the opportunity of the apartment going to the next qualified applicant.
